HMO landlords reminded of new licensing rules for smaller properties

Landlords of smaller Houses in Multiple Occupation (HMOs) are being encouraged to apply for a licence ahead of Telford & Wrekin Council's new additional licensing scheme coming into effect on 25 August.

Under the scheme, HMOs occupied by three or four tenants will require a licence. Landlords can save 10 percent on their licence fees by applying early, with the discount available for eligible applications submitted until 24 August.

The changes were approved by Telford & Wrekin Council’s Cabinet following a public consultation and form part of the Council’s ongoing work to improve standards across the private rented sector through its Better Homes for All programme.

Councillor Richard Overton, Telford & Wrekin Council’s Deputy Leader and Cabinet Member for Safer Streets and Better Housing, said:

“These new licensing requirements will help ensure tenants living in smaller HMOs have access to safe, well-managed homes, while also supporting responsible landlords who provide good-quality accommodation.

“This scheme reflects our commitment to protect, care and invest in our communities by improving housing standards and helping to create a fair and well-managed private rented sector.

“We want to make the transition as straightforward as possible, so I’d encourage landlords to apply early, take advantage of the support available and benefit from the early bird discount.

“By working together, we can continue raising standards and creating better homes for everyone.”

Landlords who submit a complete and valid application before 25 August can continue operating their property while their application is being processed.

HMO landlords are reminded that failure to apply for the appropriate licence could result in enforcement action, including fines or prosecution.
